Information for Prospective Tenants
This guide has been prepared to assist you with steps necessary to commence your tenancy through us.

2. Please advise all referees nominated on your application form that they will be contacted by our office in respect of a request for a reference. A stamped addressed envelope will be enclosed to encourage an early response. A tenancy cannot commence without all of these references Please do not use friends or family as referees.
3. You will also need proof of income. We will normally require that the total income coming into the house will be in excess of forty times the monthly rent eg rent of £500.00 pcm x 40 = £20,000.00 per year gross income. If a prospective tenant does not have the required income but has capital set aside, this may then be taken into account.
4. Please note that we DO NOT consider pets in any of our properties. However, if there is any sign of a pet during our inspections or we are made aware of a pet on the property after the tenancy has commenced, then the tenancy will be cancelled automatically.
5. Only under special circumstance would we consider more than two sharers and again, proof of earnings would be required from all parties.
6. We have applied restrictions to our flats with regard to children for health and safety reasons. Most of our flats are within multi-occupancy buildings where it would be inappropriate for children to be living. However, where the property allows we do accept children.
7. If your application is accepted by us, the suppliers of the utilities, (gas, electricity, telephone etc.) must be contacted informing them that you will be responsible for their charges. It is in your own interest to contact them directly, both to ensure that the supplies are not cut off and also that you are not charged for any period prior to your tenancy. This should be done as soon as you know the date your tenancy will begin, as it may take several days to carry out your instructions.

8. You will be required to pay
two month's rent in advance and a non-refundable administration charge of £75.00 by either cash or cheque. Further rent will be paid by standing order, a form for which must be completed and returned to your bank.
9. Please arrange a time with the office to sign the tenancy agreement, pay the rent and
administration charge in advance and complete the standing order form etc. This is usually the date on which the tenancy commences.
